Web design for Boro firms
Looking for web design in Middlesbrough that you will still control in five years? We build a one page site for £99 plus VAT, which is £118.80 in total. The domain and hosting are bought by you, in your own name. So every login belongs to you, not to us.

Check yours tonight
A website is not one thing. It is five separate accounts, and whoever holds them controls your site. Many owners only find out who holds them when something breaks. You can check all five in about ten minutes.
Check tonight: Look up your .co.uk or .uk name on Nominet and read the Registrant line. It should show you or your company.
If your web firm goes quiet: If their name is on it, you need their help, or Nominet’s dispute service, to move it.
Check tonight: Can you log in to the company that stores your site? Do the bills come to you?
If your web firm goes quiet: With no login, you cannot reach your backups. The site can vanish when their payments stop.
Check tonight: Try your WordPress, Wix or Squarespace login. You should be the main admin, not just an editor.
If your web firm goes quiet: Without admin rights, you cannot even change your phone number or prices.
Check tonight: Open your profile in Google and look at People and access. You should be listed as the Owner.
If your web firm goes quiet: The listing that puts you on the map stays in someone else’s account.
Check tonight: Find out where your email and DNS records live. They often sit in the same account as the domain.
If your web firm goes quiet: A lapsed account can stop email reaching your firm overnight.
At launch, we hand every key to you. We stay on as a helper if you want us, never as the owner.
When the line goes dead
On 5 October 2026, we checked the firms on page one of Google for this search. One local agency had paused all new projects. Another firm’s Middlesbrough page showed a site error. Firms close, people retire and phones stop ringing. Your business should not stop with them.
Step 1
We run the five key check with you for free. Then we write down what you can reach and what is missing.
Step 2
A .uk domain moves to a new owner through Nominet’s transfer service. It costs £10 plus VAT, and the new owner has five days to accept.
Step 3
If the old firm will not reply, Nominet’s Dispute Resolution Service can decide who should hold the name. Since 7 July 2026, cases run through WIPO. Mediation is still free, and no VAT is added to the fees. We then rebuild your site on hosting in your name.
We are not lawyers. For a contract dispute, speak to a solicitor.
Prices with nothing hidden
Most local price pages leave out VAT, hosting or both. We read the published prices on 5 October 2026. Here is what each page tells you, and what it leaves for later.
| Provider | Published price | Hosting | VAT shown? |
|---|---|---|---|
| Cheap Web Designer (lists Middlesbrough, office in London) | £99 for 3 to 5 pages, £199 for 5 to 10 pages | One year free on the £199 plan | No |
| Trinity Web Design (Wynyard) | Small sites from £1,000 | Not in the price | No |
| CTO Digital (Middlesbrough) | Build price not shown | From £25 + VAT a month, so £360 a year with VAT | On hosting only |
| Outrank, Yellowbox, Popple + Kharlamova | No price shown, quote after a call | Offered | No price to check |
| HS Tech Solution | £99 + VAT = £118.80 for one page | You buy it in your name, from the host you pick | Yes |
Prices change. Check each firm’s own page before you decide.
We are not the cheapest per page. Another firm lists £99 for three to five pages. Our £99 buys one page, built by hand and tested on real phones. The difference is control and contact. You hold every login, you see VAT on the invoice, and the owner answers the phone. Need five pages? You get a fixed written price before any work starts.

Some local guides say sites under £500 cut corners on phones and security. That can be true. So do not take our word for it. Test our work with Google’s own tool, further down this page.
Pick the right size
Yes: one page is often enough.
No: think about a page for each service.
Yes: a small site gives each one its own page, which helps Google match each search.
No: one page can cover them.
Yes: you need booking or a shop, priced as a quote.
No: a form and a call button do the job.
Yes: area pages help, but only with real local detail.
No: one page plus your Google profile is a sound start.
Mostly no? Start with one page at £118.80 and add pages later. Mostly yes? Ask us for a fixed quote.
An honest comparison
Middlesbrough Council calls the Boho Zone the digital, creative and business hub of the Tees Valley. Its best known firms make games and virtual reality. That talent is a real asset for the town. But a joiner in Acklam or a cafe on Linthorpe Road rarely needs a games studio’s budget or team.
Nomis counts 3,595 businesses in Middlesbrough in 2026, and 3,175 of them have fewer than ten staff. Most of them fit the second list.
The numbers behind it
Yes, if the site does a clear job. Ofcom’s 2025 Online Nation report says adults spend about four and a half hours online a day, mostly on a phone. Google Maps is one of the three apps adults use most. Four in five adults use Google Search, and about 30% of searches now show an AI summary.
That last part matters. AI answers pull their facts from websites. A site that states your services, prices and areas in plain words gives Google and ChatGPT something to quote. A Facebook page on its own often does not.
Footfall counts too. Middlesbrough station handles over 1.3 million entries and exits a year, and the Tees Valley Combined Authority is planning a new platform. Visitors and commuters check a firm on their phone before they walk through the door.
How the week ends
Our one page build takes about a week. The part that matters most is the last day.
Step 1
A short call about your trade, your area and the one thing customers must do on the page.
Step 2
You pay for the domain and hosting yourself, so both carry your name. We guide you through every screen.
Step 3
We build the page and try it on real phones. You check it and ask for changes.
Step 4
You get a written list of every login, who owns it and how to reset it.

Who you deal with
Hamza Shafiq owns and runs HS Tech Solution. He lives in Durham and meets clients there in person, or by phone and video call. You deal with him from the first call to launch day, and after it. You will not be passed to a sales team or a new account manager each month.
Test it yourself
Do not trust a score on a sales page. Open PageSpeed Insights, paste in one of the sites below and pick mobile.
Tested September 2026. Honest note: most of the firms we have built for trade in Australia. We do not have a Middlesbrough client to show you yet. The build and the speed are the same wherever the business trades.

Where we work
We build for firms in the town centre (TS1), Middlehaven and the Boho Zone (TS2), North Ormesby and Berwick Hills (TS3), Linthorpe and Acklam (TS5), Marton and Nunthorpe (TS7), and Hemlington and Coulby Newham (TS8). We also cover web design in Teesside towns nearby, such as Stockton, Thornaby and Redcar.
Straight to the point
On the Teesside price pages we read on 5 October 2026, small sites ran from £99 to £1,000 or more. Many firms show no price at all. Ours is £99 plus VAT, so £118.80, for one page. Ask every firm whether VAT and hosting are included before you agree to anything.
It depends on who builds the site. On Teesside we found one page sites from about £99 and small sites from £1,000. Hosting is often extra, for example £25 plus VAT a month at one local firm. Ask for a fixed price in writing that shows VAT and every yearly cost.
Yes, when the site has a clear job. Ofcom found that four in five UK adults use Google Search, and AI summaries now show on about 30% of searches. Those summaries draw on websites. A plain, fast page that lists your services, prices and areas gives search tools facts to show.
They are a checklist from authors Jeffrey Rayport and Bernard Jaworski: context, content, community, customisation, communication, connection and commerce. For a small firm, three matter most. You need a clear layout, useful words, and an easy way for people to call or message you.
The registrant owns it. Look your .uk name up on Nominet and read the Registrant line. If it shows the web firm, ask them to move it to you. A Nominet transfer costs £10 plus VAT, and the new owner has five days to accept it before the request runs out.
Yes. We run a free five key check, find what you can reach and what you cannot, then move or rebuild. If the domain is stuck, Nominet’s Dispute Resolution Service can help. It has run through WIPO since July 2026, and it offers free mediation first.
Not always. Local knowledge helps, but it matters more that you can meet the person, own your accounts and see a fixed price. Hamza, the owner, meets clients in Durham or on a video call, and he plans each site around the streets and searches your customers use.
It can write code and draft text, and it is handy for ideas. It will not buy your domain, set up hosting, test the page on real phones or fix it when it breaks. Many owners use AI for a first draft, then pay someone to build and check the real thing.
Once your details arrive, a one page build is usually live within a week. A five page site takes longer, and we give you the date in writing before we start. The slowest step is often waiting for photos, logos and logins from the old provider.
Yes, on WooCommerce or Shopify. A shop is not part of the £99 offer, because it needs products, payments and delivery rules. Tell us how many products you sell and how you deliver them. We then send you a fixed written quote before any work begins.
Free, no pressure
Not sure who holds your logins? Send us your web address. We will tell you who owns each of the five keys and what to do next. If you then want web design in Middlesbrough from us, you get a fixed price in writing first. The check is free, and nobody will chase you.
